1. Introduction

Lang Realty (“Lang Realty,” “we,” “us,” or “our”) respects your privacy and is committed to being transparent about the information we collect through langrealty.com and related services (collectively, the “Site”). This Privacy Policy describes what information we collect, how we use it, with whom we share it, the tracking technologies we deploy, and the choices and rights you have.

This Privacy Policy applies to visitors to the Site, individuals who submit contact or lead-registration forms, and users who interact with content, listings, or search tools we provide. It does not apply to third-party websites we link to; those sites have their own privacy practices.

2. Information We Collect

We collect three general categories of information: information you provide to us directly, information collected automatically when you use the Site, and information we receive from third parties.

We collect, use, and retain personal information only to the extent that is reasonably necessary and proportionate to achieve the purposes for which it was collected or for another compatible, disclosed purpose, consistent with the CCPA as amended by the CPRA.

2.1 Information you provide directly

When you submit a form, register an account, save a search, request a property showing, sign up for email updates, apply for employment, or otherwise communicate with us, you may provide:

• Identifiers: name, email address, telephone number, mailing address, account username.
• Preferences and inquiry data: properties you save, searches you run, price ranges, geographic areas, property type preferences, financing status, timeline.
• Communications: the content of messages you send us, form submissions, and notes captured during interactions with our agents or staff.
• Employment applications: if you apply to work at Lang Realty, resume and application information.

2.2 Information collected automatically

When you visit the Site, tracking technologies (described in Section 5) collect information about your device and how you use the Site, including:

• Persistent identifiers issued by third-party tracking services, including a Google Analytics client identifier and Microsoft Clarity / Bing identifiers.
• Device and browser data: IP address, user-agent string, browser type, operating system, screen resolution, referring URL, and language preference.
• Interaction data: pages viewed, links clicked, time spent on pages, mouse movement, scroll depth, form-field interactions, and page-navigation sequences. This includes session-replay data, as described in Section 5.
• Performance data: page-load times, JavaScript errors, and diagnostic information.

We do not characterize this data as “anonymous.” The persistent identifiers described above allow us and the third-party services we use to recognize the same browser or device across visits.

2.3 Information from third parties

• Multiple Listing Services (MLS): we receive property, agent, and transaction data from MLS providers.
• Lead-generation and referral partners: we receive contact and inquiry information from partners you have engaged with.
• Marketing and advertising platforms: if you interact with our advertising, we may receive campaign-attribution data.

 

3. Categories of Personal Information Collected (CCPA/CPRA)

For California residents, the categories of personal information we have collected, disclosed for a business purpose, and sold or shared for cross-context behavioral advertising in the preceding 12 months, as defined by the California Consumer Privacy Act (CCPA) as amended by the California Privacy Rights Act (CPRA), are set forth below, together with our collection sources, the business or commercial purposes for collection, the categories of third parties to whom each category is disclosed, sold, or shared, and the applicable retention period or criteria for each category.

• Facilitate real-estate transactions and related communications.
• Send you property updates, newsletters, and marketing communications, subject to your consent and opt-out preferences.
• Analyze how visitors use the Site so we can improve it.
• Detect and prevent fraud, abuse, and technical errors.
• Comply with our legal obligations and enforce our terms.

 

5. Third-Party Analytics, Advertising, and Tracking Technologies

We use the following third-party tools and technologies on the Site. This section names each vendor deployed on the Site as of the “Last Updated” date of this Policy and describes its purpose, the data it collects, its retention period, and links to the vendor’s privacy policy and opt-out mechanism.

Session-replay disclosure — Microsoft Clarity. The Microsoft Clarity tool records how visitors interact with pages on the Site, including mouse movement, clicks, scrolling, and interactions with page elements and form fields. Values you type into form input fields are masked before recording, but the fact of interaction and the sequence of your actions on a page are transmitted in near-real time to Microsoft’s servers and may be replayed by our staff for the purpose of improving the Site. The Clarity tool also synchronizes a persistent identifier with Microsoft’s Bing advertising identity graph (the MUID cookie), which links Clarity session data to a broader Microsoft identity used for advertising.

Google Tag Manager. This tool loads the other tracking tools listed above. Blocking it via the consent tool described in Section 8 will prevent Google Analytics 4, Microsoft Clarity, and any other tag-managed script from loading.

The vendor list above reflects the tools deployed on the Site as of the “Last Updated” date of this Policy. We update this list whenever a tracking vendor is added or removed. Some subpages of the Site may load additional third-party services (for example, a video-embed provider such as Vimeo may load its own tracking on pages that include an embedded video); a consent choice made in the Manage Consent panel described in Section 8 will apply to all analytics-and-advertising-category vendors we deploy.

 

6. How We Share Your Information

We share personal information with:

• Lang Realty agents — to fulfill your inquiry, connect you with a licensed agent, and facilitate a real-estate transaction.
• Third-party service providers — including the analytics and performance vendors named in Section 5, email and SMS delivery providers, hosting and content-delivery providers, and the platforms that power our Site and lead-management system, each contractually bound to protect your information and use it only for the purposes we authorize.
• Advertising partners — where you have consented, may share limited data to measure advertising effectiveness and to reach similar audiences.
• MLS and real-estate networks — as needed to fulfill transactions and provide listing data.
• Regulators, law enforcement, and legal counsel — where required by law, court order, or to protect our rights, safety, and property.
• Successors in interest — in the event of a merger, acquisition, or sale of assets, subject to the same privacy commitments described in this Policy.

We do not sell your personal information for monetary consideration.

 

7. Sale or Sharing of Personal Information Under CCPA/CPRA

Under the California Consumer Privacy Act as amended by the California Privacy Rights Act, the terms “sale” and “sharing” of personal information include disclosures made for cross-context behavioral advertising, even where no direct monetary payment is involved.

Our use of Google Analytics and Microsoft Clarity — described in Section 5 — may constitute “sharing” personal information for cross-context behavioral advertising within the meaning of CCPA/CPRA. We do not sell personal information for monetary consideration, and we have not sold or shared personal information other than as described in this Section in the preceding 12 months. To exercise your right to opt out of this sale or sharing:

• Click the “Do Not Sell or Share My Personal Information” link located in the Site footer.
• Use the “Manage Consent” or “Cookie Preferences” control in the Site footer (see Section 8) and set your preferences accordingly.
• Enable a Global Privacy Control (GPC) browser signal, which we honor as an opt-out request.
• Contact us using the details in Section 15.

 

8. Your Consent Choices — Managing Cookies and Tracking

The Site includes a consent tool that lets you control which categories of tracking scripts load. When you first visit the Site, a consent banner presents your choices. You can change your choices at any time by clicking the “Manage Consent” or “Cookie Preferences” link in the Site footer.

Consent categories include:

• Strictly necessary — required for the Site to function; these cannot be disabled.
• Analytics — Google Analytics 4, Microsoft Clarity, and New Relic (see Section 5).
• Advertising — cross-context behavioral advertising vendors, if any are deployed.
• Functional — preference storage.

Withdrawing consent will prevent the corresponding scripts from loading on subsequent visits and from processing further data.

We honor Global Privacy Control (GPC) browser signals for California and other applicable jurisdictions. When your browser sends a GPC signal, we treat it as an opt-out of sale or sharing of personal information.

 

9. Your California Privacy Rights (CCPA/CPRA)

If you are a California resident, you have the following rights under the California Consumer Privacy Act as amended by the California Privacy Rights Act:

• Right to know what personal information we collect, use, disclose, and share.
• Right to receive a copy of specific pieces of personal information we have collected about you, in a portable and, to the extent technically feasible, readily usable format, upon a verifiable request.
• Right to delete personal information we hold about you, subject to legal exceptions such as completing a transaction or complying with a legal obligation.
• Right to correct inaccurate personal information we hold about you.
• Right to opt out of sale or sharing of personal information for cross-context behavioral advertising.
• Right to limit use of sensitive personal information — we do not currently collect sensitive personal information as defined by CPRA through the Site.
• Right to non-discrimination for exercising any of the above rights.

To exercise any of these rights, submit a request by calling us at 561-998-0100, emailing info@langrealty.com, or, for requests to opt out of sale or sharing, using the “Manage Consent” / “Cookie Preferences” tool or the “Do Not Sell or Share My Personal Information” link described in Section 8. We will confirm receipt of your request and respond within forty-five (45) days of receipt, which we may extend once by an additional forty-five (45) days when reasonably necessary, provided we notify you of the extension and the reason for it within the initial 45-day period. Before processing a request to know, delete, or correct, we will verify your identity using commercially reasonable methods, which may include matching the information you provide against information we already maintain about you; we may deny requests we cannot verify to a reasonable degree of certainty. An authorized agent may submit a request on your behalf if you provide the agent with signed written permission to do so; we may also require you to verify your own identity directly with us and confirm that you provided the agent permission.

 

10. Other State Privacy Rights

Residents of Virginia, Colorado, Connecticut, Utah, Texas, Oregon, Delaware, Iowa, Montana, Nebraska, New Hampshire, New Jersey, Tennessee, and other states with comprehensive consumer privacy laws have rights similar to those described in Section 9, including the right to access, correct, delete, and opt out of certain processing of personal information. To exercise your rights, contact us using the details in Section 15.

 

11. Do Not Track

Our Site does not currently respond to browser “Do Not Track” (DNT) signals because there is no industry standard for how such signals should be interpreted. We do respond to Global Privacy Control (GPC) signals as described in Section 8.

 

12. Data Retention

We retain personal information for as long as is reasonably necessary for the purposes described in this Policy, to comply with our legal and regulatory obligations, to resolve disputes, and to enforce our agreements. When personal information is no longer needed, we securely delete or de-identify it.

• Contact and inquiry information: retained for the duration of the relationship and for up to seven years thereafter for legal, tax, and audit purposes.
• Tracking-vendor identifiers: retained per the vendor-specific retention periods disclosed in Section 5.
• Marketing communications: you may opt out at any time; we retain suppression records so we can honor your opt-out.

 

13. Data Security

We use reasonable administrative, physical, and technical measures to protect personal information from unauthorized access, disclosure, alteration, or destruction. No transmission over the internet is completely secure, and we cannot guarantee absolute security.

 

14. Children’s Privacy

The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us using the details in Section 15 and we will delete it.

16. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, legal requirements, or other factors. When we make material changes, we will update the “Last Updated” date at the top of this Policy and, where required by law, provide additional notice.

 

CPRA requires collection be reasonably necessary and proportionate to disclosed purposes.
