If you’ve completed all the steps to closing on a house or condo in South Florida, the real estate closing is the big finale. Here’s a summary of a South Florida real estate closing checklist
How long should this take? Set aside two hours to sign all the documents required, have them explained in advance, and answer any questions.
What to bring: Your photo ID and a cashier’s or certified check only (not just a personal check) to cover the down payment and closing costs.
Who will be there with you and your real estate agent? At this point, your agent will have helped you hire a title company to do a search and ensure the title is “free and clear.” That means the seller owns the home and there’s no lien, unpaid taxes, or HOA fees. At closing, expect the title company representative to oversee collecting and distributing closing costs and gather signatures for the mortgage loan and the contract to buy the property.
How many documents will need your signature? Be prepared to sign at least 20, from the title transfer from the owner to you to the contract promising to repay your loan at what interest rate.
Will the seller be there? Unlikely and their presence is not required. Their legal representative can handle their role in the transaction. They may even be allowed to submit signed documents online.
Will you get the keys at closing? That depends on the timing and whether the paperwork has to be recorded first by a government agency. Your real estate agent will know if that’s doable.
