If you’re about to buy a south Florida home or condo, you’ll want to know what to expect next.

Is a final walk-through required before closing?

Especially, is a final walk-through required before closing?

The buyer’s last inspection of the property before closing is usually conducted 24 to 48 hours before the closing date. It confirms the property is in the agreed-upon condition and that all contract obligations have been met.

Your Lang Realty agent will advise you that a final walk-through before closing in Florida isn’t legally required. But the seller can’t refuse the procedure, and it’s always to the buyer’s benefit.

Make sure there are no last-minute surprises.

What should buyers check during a final walk-through?

Take your contract to ensure all the fixes identified by the prior inspection were made.

Typically that includes the working condition of:

  • the plumbing
  • heating
  • air-conditioning
  • appliances
  • light switches
  • the garage door
  • even the garbage disposal

Did the contract call for leaving some items like light fixtures and window coverings?

Also check the outside and storage areas to ensure nothing unwanted was left behind.

When should the final walk-through take place?

When it comes to the timing, try to make the final walk-through before closing as close to the closing as possible to ensure nothing was damaged during the seller’s move.

If you can’t attend the walk-through in person, your Lang Realty agent can use FaceTime or Zoom to include you or stand in for you.
