Understanding the Final Walk-Through: What You Need to Know
This is your last chance before closing to inspect your new property to make sure it’s move-in ready and you won’t find any unexpected problems or issues. Your Realtor, in this case your Lang Realty professional will always be present, and you’ll have the option to include a home inspector or other professional of your choice.
Final Walk-Through Checklist
Here’s the National Association of Realtors’ checklist:
Basement, attic, and every room, closet, and crawl space have been checked.
Requested repairs have been made.
Copies of paid bills and warranties are in hand.
No major, unexpected changes have been made to the property since last viewed.
All items included in the sale price—draperies, lighting fixtures, and so on—are still on site.
Screens and storm windows are in place or stored onsite.
All appliances are operating (dishwasher, washer/dryer, oven, etc.).
Intercom, doorbell, and alarm are operational.
Hot water heater is working.
Heating and air-conditioning systems are working.
No plants or shrubs have been removed from the yard.
Garage door opener and other remotes are available.
Instruction books and warranties on appliances and fixtures are available.
All debris and personal items of the sellers have been removed.
Final Walk-Through Before Closing
The buyer can still legally back out after a final walk-through before sealing the deal. But most issues are negotiable and negotiated through your real estate professional. Only when you’re satisfied should you close.
What to look for in the final walk-through?
Make sure to bring that checklist with you and any other items you noted during previous inspections of the home or condo you’re about to buy.
