The Many Shades of Pocket Listings

Posted by on Thursday, May 21st, 2015 at 6:03pm.

There are sellers in today’s market that do not want to put their listings on their local Multiple Listing Service (MLS).

They do not want to put their homes on the MLS, but want to list it with a realtor. They may not want it to be common knowledge that their home is on the market. They may want the sudden rush of buyers once their home is put on the market.

Other times sellers want their asking price, even if their selling price is above current market value; they may ask their listing agent to try to sell at that price for a short time, and then go on to the MLS with a lower price.

Some sellers are “on the fence” about selling their property and not truly motivated. They may be looking for the buyer that will motivate into selling their property with the “price we were looking for.”

Sometimes a seller may list with an agent and tells a friend they are putting their house on the market. The friend may know a friend, and an offer is made.

While the pocket listing is coming back into vogue, Lang Realty advocates the use of the MLS to ensure maximum visibility. We want our clients, be they sellers or buyers, to have the most choices available for their dream home.
