The term reconveyance may even be unfamiliar to seasoned buyers, but your Lang Realty broker will know exactly what it means to complete your residential transaction.

What is a reconveyance fee in real estate and what could it mean?

It’s a legal document that transfers the property’s title from the lender to the borrower once the mortgage has been paid. If the seller hasn’t settled this with the lender, or there are any outstanding liens, then the property isn’t free and clear and could delay your closing.

Reconveyance fees are collected by the title company or a real estate lawyer and paid to the county. The buyer usually pays the fee, so it’s important to ask your real estate broker how much that will be so you can factor that into your…

Lang Realty recently celebrated the grand opening of its newest sales office in Boca Raton with friends, team members, and colleagues, at a ribbon-cutting ceremony.

“The burgeoning market of Boca Raton where Lang Realty first opened has presented a great opportunity for the company to reimagine an office environment that focuses on creating the best agent experience,” said Scott Agran, President of Lang Realty. “While Covid and advances in technology have led agents away from the office, Lang’s innovative office design and features invite agents to stop by for a cup of Nespresso, a quick collaboration, a business training session, or a gourmet lunch from a food truck.”

Spanning an impressive 5,000 square feet, the office boasts a meticulously…

The state of Florida doesn’t legally require a buyer or seller to hire a real estate attorney for either transaction. Even though it’s optional, some clients prefer to hire a certified real estate lawyer with a referral from their real estate firm and/or agent.

Do you really need a lawyer to sell a house in South Florida?

Technically no. Your experienced Lang Realty agent is licensed and qualified to oversee the steps needed for residential buyers. They range from title searches to approving final contracts and even to closings. But if requested, brokers can and will suggest a real estate attorney they work with regularly to step in as a ‘just in case.’

That transaction may be…

In the current real estate market, now is the perfect time to learn how to purchase a rental property.

With South Florida’s increasing population, job growth, and limited inventory, it’s no secret that renting is the most viable housing option and will continue to be.

The first step to buying rental property as an investment is to enlist a Lang Realty agent who specializes in selling rental properties to help do a search for rental properties available for purchase. Your broker may advise you to pre-qualify, locking in an approved mortgage with a lender that specializes in mortgages for owners of rental properties, among them Debt Service Coverage Ratio or DSCR and Cash Flow. Those specialty mortgage loans factor in how much revenue the property…

Nobody shuts the lights out through the summer here anymore. Cities and towns from Boca Raton to Jupiter have enough activities 24/7 to keep kids and retirees occupied year-round.

No. 1 is always the beaches. An online search for each coastal city or town in Palm Beach County advises residents of hours and needs-to-know, from where to park, to where to fish or snorkel, to beaches that are pet friendly or not.

Now you can even do a day trip to Disney from Brightline stations in Boca Raton or West Palm Beach on a high-speed rail to Orlando. And locals like to brag that they have an ‘in’ at Disney. The amusement parks discount tickets for Florida residents all summer.

Local entertainment venues keep a full schedule of performances going. You’ll…

If you’re in south Florida real estate shopping for a beachfront house or a condo with an ocean view, you’ll notice yellow or orange tape marking off sea turtle nests on the beaches.

They’re there for a good reason.

This is the height of sea turtle nesting season from March 1 through Oct. 31, and Florida takes strict measures to protect these giant marine creatures and their offspring, called hatchlings.

Sea turtles have a built-in homing device and return every year to the same beach where they laid their eggs. In fact, Boca Raton beaches already had 29 nests on their 5-mile stretch of beach by May 2, according to the city’s Gumbo Limbo Nature Center.

Gumbo Limbo keeps track daily and posts this brief video for newcomers, courtesy of…

You don’t have to live on or next to the Atlantic Ocean to have a waterfront view.

South Florida’s east coast stretch of the 3,000-mile Intracoastal Waterway, or The Intracoastal as locals call it, has new and existing properties for sale from estates to homes and condos on inland shorelines.

You can also find waterfront properties on finger canals leading to the ocean, or homes that back up to the extensive network of canals that control water levels and access here. If you want to make upgrades or improvements, the city or town may partner with FIND, the Florida Inland Navigation District or refer you to the Lake Worth Management District.

Drivers here are used to navigating short bridges staffed by bridge tenders that cross over the…

Whether you’re a seller downsizing or you’re moving to retire, 55+ communities are among the most popular residential lifestyles in South Florida.

Rebranded as ‘active adult’ developments, you’ll find a wide choice of condos and homes in brand new and existing private neighborhoods that offer extensive amenities and enough activities to keep residents busy from morning to night.

The difference between these and other private communities is 55+ are age-restricted by federal law. They require at least 80 percent of the units to be occupied by at least one person 55 years of age or older. Each has its own rules about the age of the other occupants, and how long guests can stay. Visiting grandchildren are accommodated by playgrounds, playrooms…

If your offer was accepted to buy a house or condo, you’re not done yet. Contingent in real estate means exactly what the term implies…depending on certain circumstances.

So what does contingent mean on a house for sale? It means the transaction is not complete until additional criteria are met by specific deadlines. This is a legal process and may be to your advantage.

Contingent options can range from disclosure to appraisal to inspection. For instance, you can stipulate the conditions the property is in, like the roof or air-conditioning. But the seller can protect the investment with contingencies, too, and ask you to sign off on the property disclosure. You can also protect yourself with a contingency if your financing falls through or…

There’s no downside to buying a home in the state of Florida. In fact, there are even incentives.

There’s no state income tax. Property taxes remain surprisingly low in Palm Beach, Martin, and St. Lucie counties. And there’s even a Florida Homestead Exemption for property owners:

“When someone owns the property and makes it his or her permanent residence or the permanent residence of his or her dependent, the property owner may be eligible to receive a homestead exemption up to $50,000. The first $25,000 applies to all property taxes, including school district taxes. The additional exemption up to $25,000 applies to the assessed value between $50,000 and $75,000 and only to non-school taxes,” according to state law.

If you choose to buy in a…
