We've finally made the shift from a buyer's market to a seller's market. But even in a market where buyers are fighting over the most desirable listings in South Florida, a good real estate agent is crucial to a successful sale.
A recent article form Sun Sentinel advises sellers not to choose their agent simply on recommendations, cost or advertisements. Rather, the best way to find an experienced and knowledgeable agent is by simply asking three questions.
- How much real estate have you sold this year?
- How do your sales prices compare to your listing prices?
- How do you plan to market my home?
As Scott Agran, head of our Lang Realty office in Boca Raton, told Sun Sentinel, real estate agents should know from experience how to approach the advertising of a home for sale. "You need an action plan," he said. But an action plan does not necessarily have to include an open house.
"Roughly nine out of 10 buyers search online, according to a 2011 study from the National Association of Realtors."
If an agent is regularly taking advantage of the latest online marketing tools, this is a good sign that they know what they are doing.
