If you’re new to South Florida and house-hunting here, the U.S. Census Bureau just confirmed this continues to be a high-growth region.

“Florida was home to four of the nation’s top five fastest-growing metropolitan statistical areas, and three of the top 10 that gained the largest number of people from 2022 to 2023,” the Census Bureau’s latest report says. “The increases in Florida — the nation’s third most populous state — were fueled by rapid growth in select metro areas in the state during that period.”

The report specifically cited Port St. Lucie as the fifth fastest-growing metro area with a population increase of more than 3% to 536,901. Keep in mind those were 2022 to 2023 statistics. The current metro area population of Port St. Lucie…

Just because you’ve applied for a mortgage and provided the right credentials, it doesn’t automatically mean you’ll be approved or you’ll know in time to seal the deal.

Once you've chosen a residential property, or you’re advised to pre-qualify for a mortgage, your Lang Realty agent will explain what mortgage underwriting means and how long it may take.

What is the mortgage underwriting process?

Once you’ve filled out all the forms and provided the documents your potential lender requires, it’s the process of checking your ability to repay the loan. Specifically, it’s verifying your income, debts, credit rating and other assets before your lender gives you final mortgage loan approval.

As your agent will advise you, that’s not a given.…

If you’re selling your home or condo before you buy again, don’t depend on online calculators to determine how much the residence you’re leaving behind is really worth.

You’ll want to know upfront how much a home appraisal costs in Florida. It runs between $375 and $500. Who pays for a home appraisal?

The buyer pays for an appraisal that’s ordered by the lender. It’s part of the closing costs.

Each market is different, and home values don’t just depend on square footage and the number of bedrooms.

In South Florida, you can rely on your Lang Realty agent to tell you the things that can hurt a home appraisal which can include:

  • Your roof’s age, since home insurance costs are based on roof inspections that are less than 20 years old;

If you’re used to hunting for parking in crowded and expensive cities, you’re coming to the right place. You’ll find free and inexpensive parking everywhere here, with the possible exception of beaches.

Plus, valet parking services are offered for free or a nominal fee, even if the parking at that location is otherwise free. Restaurants usually comp their own diners for valet.

Municipalities charge an hourly rate for on-street parking, and smart meters have evolved to take plastic…some use license plates. If you live there, residents can often apply for a permanent parking permit in cities like West Palm Beach. Delray Beach gives downtown visitors a choice of municipal surface parking lots, garages and on-street meters. Valets are…

If you’ve closed on a home and plan to move to Palm Beach County over the summer with school-age children, know that public school semesters start and end here earlier than you’re used to.

May 30 is the last day of school, and the first day of the new school semester is Aug. 12 for The School District of Palm Beach County. Some kindergarteners may even start on Aug. 13 or 14.

The good news is that you don’t need to be here to ensure your child or children will be enrolled in your new community’s elementary, middle or high school, charter school or pre-kindergarten program. And there are no sign-up deadlines to attend your new home school.

But parents are advised to contact their home school as soon as possible once they close on a house,…

The term reconveyance may even be unfamiliar to seasoned buyers, but your Lang Realty broker will know exactly what it means to complete your residential transaction.

What is a reconveyance fee in real estate and what could it mean?

It’s a legal document that transfers the property’s title from the lender to the borrower once the mortgage has been paid. If the seller hasn’t settled this with the lender, or there are any outstanding liens, then the property isn’t free and clear and could delay your closing.

Reconveyance fees are collected by the title company or a real estate lawyer and paid to the county. The buyer usually pays the fee, so it’s important to ask your real estate broker how much that will be so you can factor that into your…

The state of Florida doesn’t legally require a buyer or seller to hire a real estate attorney for either transaction. Even though it’s optional, some clients prefer to hire a certified real estate lawyer with a referral from their real estate firm and/or agent.

Do you really need a lawyer to sell a house in South Florida?

Technically no. Your experienced Lang Realty agent is licensed and qualified to oversee the steps needed for residential buyers. They range from title searches to approving final contracts and even to closings. But if requested, brokers can and will suggest a real estate attorney they work with regularly to step in as a ‘just in case.’

Do you need an attorney to sell a house in South Florida?

That transaction may be…
